SANFORD, Fla. — Peachstate Hobby Distribution (PHD) and Coqui Hobby Distribution (CHD), two sister companies and leading distributors of gaming and hobby products across the U.S. and Latin America, are combining operations into a new, state-of-the-art facility in Seminole County.

Whitley Capital and HLI Partners will be developing the 116,000 SF build-to-suit facility in Sanford, Florida. PHD Games will occupy 81,330 SF of space, with 34,600 SF remaining available for lease. This week, the company officially broke ground on its new state-of-the-art industrial warehouse, a 116,000+ square-foot facility that will anchor their continued growth in Seminole County.

The expansion project is being led by HLI Partners and is expected to retain 53 jobs while creating at least 10 new positions over the next few years. The consolidation represents a $250,000 capital investment in equipment and supports ongoing growth following a 30% year-over-year increase in combined sales, which now total $300 million annually.

This move allows us to operate more efficiently and better serve our customers as we continue to grow.

Jim Grant,
managing member PHD/CHD

“The new space gives us the flexibility to scale and continue investing in our workforce right here in Central Florida.”

PHD and CHD’s decision to consolidate their operations in Seminole County reinforces the Orlando region’s growing role as a hub for logistics, distribution, and e-commerce. With strong access to talent and infrastructure, the region continues to attract and retain companies in high-growth sectors.

“The success of this project speaks to the power of regional collaboration,” said Tim Giuliani, President and CEO of the Orlando Economic Partnership (OEP).

We’re proud to support companies like PHD/CHD that are building long-term success here and creating opportunities for local talent while diversifying our economy.
